A monthly lease, PPA or prepaid agreement can continue to affect a home sale even if the solar system has no regular payment. The contract may need to be transferred, bought out or otherwise resolved before closing.
Start before listing
Contact the provider for its current transfer package, notice requirements, buyer qualification process, payoff and purchase options, fees and processing estimates. Share accurate information with your real-estate team.
Common contract paths
Depending on the agreement, a buyer may assume the contract, the seller may prepay remaining monthly payments, or the system may be purchased. Each path can affect negotiation and closing. Ask whether provider consent, buyer credit approval or a property filing is involved.
If the agreement was prepaid
Paying upfront does not necessarily mean the homeowner owns the panels. A third party may still own the system during the agreement. Check whether the prepaid agreement can be assigned to a buyer, whether an ownership transfer is available before sale, how its price is calculated and whether fees or restrictions apply. Keep the paper trail together
Gather the signed agreement, amendments, payment history or prepayment receipt, warranties, production records, utility documents and provider contact information. Verify any property filings and the steps needed to address them.

Can I sell my home with a lease, PPA or prepaid agreement?
Usually, but the agreement may require buyer assumption, provider approval, a buyout or another contract-specific step. Request the provider’s written home-sale instructions early.
Does a prepaid agreement transfer automatically with the home?
Do not assume it does. Review assignment provisions, buyer requirements, any transfer fees and what happens if the provider declines a transfer.
